The $123 million, 95,000 sq.ft., building is constructed on a 75 degree slope of a hillside on the Parnassus Heights campus. A large percentage of the roof is also used as roof garden for sustainable design purpose. The structure serves as the headquarters of the Institute for Regeneration Medicine for UCSF. The project was delivered by design-build methodology. Working closely with the Architect, Gayner Engineers developed a set of bridging documents for design-build solicitation package, in which all major building system design was specified and layout.  The project achieved LEED Gold Certification.
